Would you consider letting your property to a tenant with a pet?
With good reason many landlords adopt a no pet policy but are they missing out?
Claire Martin, Lettings Manager of Goadsby Lettings in Poole & Broadstone says demand for pet friendly properties is high; Since the start of 2018 over 25% of applicants registering with Goadsby to rent in the area have suggested that they either have or intend to get a pet i.e. a cat or dog during their next let.
Claire indicated that many of these applicants come to us saying, ‘We are finding it hard to find a property which accepts pets….. I am happy to pay a higher rental/deposit if that will help me secure a property…. We are willing to get the property professionally cleaned once we move out ’.
With limited supply, tenants with pets often stay in the same accommodation much longer, offering landlords a reduced risk of costly void periods.
Claire says, ‘We have many successful lets with tenants who have pets. At Goadsby we offer added protection for landlords by having a thorough written and photographic inventory carried out as well as specialising our agreements with extra clauses relating to the pet and the cleaning of the property on vacation and by taking up a specific pet reference, if necessary.”
