Additional services Goadsby can offer landlords


Energy Performance Certificates (EPCs) – Every property must have an EPC prior to marketing. The EPC rates the property in terms of its energy efficiency.

Gas Safety Certificate – It is a legal requirement that any property with gas appliances has an annual safety check conducted by a Gas Safe Engineer and a certificate produced. Goadsby are able to organise this for you prior to the start of the tenancy and as part of our managed service we will remind landlords when the certificate is due for renewal.

Smoke Alarm and Carbon Monoxide Alarm testing – It is a legal requirement for smoke and carbon monoxide alarms to be tested upon the day each tenancy commences. Goadsby (subject to service level) have a procedure in place to organise this for landlords.

Inventory– We recommend that an independent inventory and check out is conducted. It is important that a comprehensive inventory is prepared prior to the tenancy commencing. This will ensure that, at the end of the tenancy, both the landlord and tenant are protected with documented evidence of the condition of the property at the commencement of the tenancy.
