The Abbotsbury Tea Rooms is a freehold Grade II Listed home and income business. It comprises a 29 cover tea room with additional alfresco dining, 4 letting bedrooms and owners accommodation.
We met with the owners at the property and following an inspection of the premises we discussed an appropriate quoting price and also formulated a comprehensive marketing plan. This included utilising our extensive applicant database, targeting the guest house and home and income market and also promoting the business to catering operators. In addition we produced a high quality sales brochure, placed magazine advertising and utilised online marketing websites.
We generated a substantial number of enquiries and viewings (all of whom were qualified prior to viewing) and the eventual buyer provided both evidence of funding and ability to proceed.
Following preparation and distribution of the heads of terms we maintained close contact with all parties throughout the sale and the transaction proceeded successfully to completion.
