whilst all staff are fantastic and by far the best i have had dealings with, but it gets confusing with the agent acting in between the solicitor and vendor and caused quite a few issues when it came to legality issues

As an EU Citizen I could say that has been a nightmare for the last eleven years to deal with state agencies in UK. Be aware and read everything properly. If in doubt... look for a professional advise with citizens advice bureau for free. It's really a pit that I have to give one star but it's based on my experience and all I've been through.
