Josie Brown of Goadsby Residential Lettings Swanage, confirms that both the long term and the winter lettings market in and around Swanage and surrounding areas is booming with a large shortage of affordable homes for many searching applicants.

She comments: “The lettings market both holiday and winter-let in this area is an extremely profitable investment for a number of reasons”.

Firstly Goadsby in Swanage are finding there is a big demand for rented property from all applicants including applicants who are unable to get on to the housing ladder and applicants looking to “test” the area before purchasing a permanent home. With so many first time buyers still finding it hard to purchase, they make excellent tenants and will seek that property with all the extras, i.e smart, modern and a fully fitted kitchen, gas central heating, furnishings and preferably a garage or off road parking.

At the moment tenants are often extending their tenancies instead of either moving on or going for that desired purchase, mostly to lessen the removal and associated costs and mortgages are not so freely available. This means there is a large demand for both winter and long term rentals.

When asked whether investors were still purchasing property to let out, Josie replied: “Many buy to let landlords are now investing in one and two bedroom apartments and family homes to rent out weekly during the summer and for 6 months on a winter-let agreement in the winter but unfortunately there is still a shortfall in rental availability. The positive of this situation is that we have let a number of rental properties in excess of the asking price.

Josie concluded: “Goadsby in Swanage foresee no reason why the rental market should not continue to grow throughout 2018 and 19 and rise even higher.
