Staging Your Property For Sale

Once you have made the decision to place your property on the market, you will be inviting your chosen estate agent to attend your property to prepare marketing literature and take photographs.

It is important to take some time to prepare your property in readiness for this appointment and we have set out below a number of actions that you may like to undertake that will help your estate agent to secure the very best photography. These simple actions will help ensure your property stands out from the crowd.

External Photography

  • Try and keep the front of the house clear if possible
  • Move vehicles off the driveway where possible
  • Remove bins and anything else you do not wish to appear in the photographs
  • Ensure the windows are clean
  • Mow lawns, trim hedges and remove dead plants and leaves from the garden
  • All hoses, tools and children’s toys to be stored out of sight

Internal Photography

  • Kitchen work surfaces to be cleared and decluttered
  • Remove tea towels, oven gloves etc. from kitchen doors.
  • All fridge magnets should be removed. If fridge is shiny, ensure it is clean as any fingerprints and smudges will be more visible when photographed with a flash.
  • Move bins out of sight
  • Clear sink (dishes from drainer to be removed or put away)
  • Remove any pet bowls or bedding
  • Open all drapes/blinds/curtains
  • Make the beds, ensuring the bedding covers the whole mattress
  • Straighten or remove throws from furniture where possible
  • Declutter and be aware that items stored under beds may be visible through a camera lens
  • Consider removing rugs from floors
  • Hide shoes out of view
  • Store children’s toys out of sight wherever possible
  • Give consideration to personal toiletries, accessories, items of clothing, and appliances especially wires
  • Remove cleaning brushes, bottles and bins from bathrooms
  • Bathroom towels and mats: give consideration to staging and removing towels or mats from radiators
